Although the survey indicates steep declines in master-planned communities' (MPC's) sales and prices last year, primarily around the Las Vegas and Phoenix areas, this year, Houston appeared as the bright spot which, with 5 of the top-10 performers, saw increased sales from 2007.
RCLCO, the Bethesda, Md.-based real estate consultant, has published an annual ranking of the top-selling master-planned communities since 1994.
Best-practices spotted by RCLCO in its survey were:
- Smaller lots and homes with a value oriented offer.
- Well established, good location, an integral life style for work, play and fun, and convenient commuting.
- Delivery of "A Way of Life"" with a coherent and sustainable program.
- Open-space, pedestrian-oriented amenities, town centers and spaces for community gathering and learning opportunities.
- Successfully getting the message across that the MPC is a solid investment.
At the top of the list is Mountain's Edge MPC, developed by Focus Property Group in Las Vegas,with 879 sales last year, followed by Houston's Cinco Ranch, a Newland's Development and The Woodlands at number 3.
