The Woodlands had made plans to annex 50 acres of land in the Village of Creekside Park in 2018 and turn it into Senior Care homes, a small office complex, a small lake and 17 acres of senior citizen apartments. Two National home builders acquired this land and these plans were set aside in 2019 to be updated and use the land for 140 residential single family homes to be built.Indian Hills Estates proposed plan

After modifying these plans in June subsequent to the new group acquiring the land, and changing the two year plan for a senior care center, office park, small lake and 17 acres of senior living condominiums on over 50 acres of land there will be 140 new single family homes built on this annexed land in Creekside Park.

The executive Vice President for master planned communities and residential for the Howard Hughes Corporation, Heath Melton, mentioned that Flair Builders sold the land to two renown home builders, Toll Brothers and Trendmaker, in the third quarter of 2020. 

“The land use is 100 percent single family residential development. Howard Hughes Corp. is not involved in the development efforts of this tract,” Melton said in an email. “However, with the tract being annexed into The Woodlands Township, the tract is subject to all the covenants, use and restrictions associated.”

A few of the very first homes are anticipated to be completed by summer as land has started to be cleared since December.  The assistant general manager for community services for The Woodlands, John Powers, said that after many changes to the original annexation plan of 2018 including 2019 and 2020, this new residential neighborhood will be called Indian Hills EstatesLand plan for new community in Creekside Park The Woodlands

“The Development, Financing and Annexation Agreement approved by (Harris-Montgomery Counties) MUD 386 in November 2019 restricts the development to no more than 150 single-family detached residences, with such development to be substantially similar to the (initial) development plan. Flair sold the property to Toll and Trendmaker/Indian Hills Estates LLC,” Powers said in an email. “Toll (Brothers) and Trendmaker came before the board on June 24, 2020, requesting that the township enter into an annexation agreement to memorialize the terms and conditions upon which the township will annex the property following the acquisition by Toll and Trendmaker.” There have not been any responses to email requests for comments on this future project by officials with Toll Brothers.
