THE WOODLANDS, TX - Facing a dwindling land inventory, The Woodlands Development Company plans to develop those remaining areas exclusively.
According to Alex Sutton, co-president of TWDC, there are only about 1,000 undeveloped acres of commercial space and about 3,300 vacant lots for new homes in The Woodlands remaining in the master-planned community, which spans 28,000 acres. But while the development company has sold to third-party developers in the past, Sutton said TWDC is going back to its original model.
While many developers have targeted The Woodlands for projects in the past, they now are looking at surrounding communities such as Shenandoah, Oak Ridge North and even along FM 2978 due to the proximity to the master-planned community.
Sutton acknowledges the increase in activity around The Woodlands and added TWDC still could acquire more land and grow the community's footprint, which was originally 15,000 acres, but said there are many factors in that scenario, specifically price of land, access and return on investment.
While the land inventory has diminished and The Woodlands creeps close to build-out, Gil Staley, with The Woodlands Area Economic Partnership said South Montgomery County, including The Woodlands, is still vibrant and has a lot of development potential.
